Terms & Conditions
Your Hosts and staff at Nido di Gufi are of the opinion that all of our guests who stay in our accomodation and attend any events, do with the utmost respect and consideration that they would convey to their own home, possessions and environment.
Below are our general terms and conditions for treating your Host’s home like your own;
Check-in time: Check in is 3 pm.
Nido di Gufi asks Guests to respect the check-in time of 3pm. This enables the staff to ensure a safe and wonderful check-in experience.
Any check-in before or after the designated window should be approved by the Host.
Checkout time: Check out is 10 am.
Nido di Gufi Guests should complete checkout, by the designated checkout time indicated which is, this includes the following;
Clean out the fridge, remove the rubbish (deposit in bins indicated), check for any personal belongings, make sure that all lights etc are turned off, that the accomodation is left in the state in which it was found.
Guests should not leave belongings at Nido di Gufi/accomodation past the designated checkout time for storage or later pickup without prior approval from the Host.
Cleanliness: Guests should not leave the apartment/listing in a state that requires excessive or deep cleaning (eg: with mouldy dishes, soiled carpets, Safe-Life pets soils etc.). Cleaning fees set by Hosts are only meant to cover the cost of standard cleaning between reservations (ex: laundry, vacuuming, etc.). If deep cleaning is required, security deposit will be activated.
Parking: There is no parking available at Nido di Gufi- All Medieval Italian towns have this issue in common.
There is a small space right in front of Nido di Gufi where you may park for 15minutes to unload your suitcases. However, you MUST move your vehicle ASAP to a designated parking lot in and around Todi. Otherwise towing and fines will be your cost.
Your hosts will, before your stay give a detailed account of how and where to park.

Rubbish/Trash: Each Apartment is provided with clearly marked and designated rubbish/trash bins. Guests kindly place their trash in designated trash receptacles and be mindful of excessive amounts of trash.
Recycling: The town of Todi has very strict recycling Rules. Each Apartment is provided with clearly marked and designated rubbish/trash bins.
Damage: Where guests cause damage that is beyond normal wear and tear, we expect guests to inform Hosts of the damage as soon as possible and work with the Host to find a reasonable solution. In the absence of agreement the Host will indicate the amount of money to cover the damages that the Guest is responsible for.
Approved guests: Nido di Gufi asks guests to respect the approved number of guests per each apartment and should ask their Host if they're unsure about the rules for visitors. Disruptive gatherings are always prohibited, regardless of size.

Disturbances to the surrounding community such as: Excessive noise, Excessive visitors,Excessive trash/littering, Smoking nuisances, Parking nuisances, Trespassing, Vandalism or illegal drug use.
Smoking: Smoking is strictly prohibited in every apartment, common areas and event space. Guests should not smoke inside any accomodation that Nido di Gufi offers. This includes the use of tobacco, cannabis, e-cigarettes, etc. A deep cleaning cost will be incurred by the guest if this condition is ignored.
Nido di Gufi has a NO pets policy: Nido di Gufi loves animals but for the safety and comfort for all guests there is a strict NO PETS policy. This includes all apartments, common areas and event space.
Note that Safe-Life animals are not considered pets, and are allowed.
Noise: The Todi community and Nido di Gufi kindly asks Guests to respect designated quiet hours and to not disturb the surrounding community with a disruptive level of noise (ex: loud music, shouting, slamming doors, etc.).
Community Customs/Considerations;

Everyday between 2pm - 4pm quiet time for ‘little nap” time.

Quiet before 8am… and after 11pm. Everyday.
Commercial film and photography: Guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from the Host.
Cancellation Policy

If the reservation is cancelled 31 or more days prior to arrival (18h00 local Italy time), no penalty will be applied.

If the reservation is cancelled 30-15 days prior to arrival (18h00 local Italy time) a penalty equivalent to 50% of the reservation grand total is charged to the credit card used as guarantee.

If the reservation is cancelled 14 or less days prior to arrival, a penalty equivalent to 100% of the reservation grand total will be charged.

No show, late arrival and early departure will be billed for the entire reserved stay.

FOR 2 OR MORE APARTMENTS BOOKED WITH GUESTS TRAVELLING TOGETHER &/OR THE ENTIRE PALAZZO RENTAL:
Guest payment and cancellation policies are as follows:
A deposit of 35% of the Reservations grand total is requested to confirm, not refundable in case of cancellation until 31 days prior to arrival.
A second Deposit of 35% of the Reservations grand total is required 30 days before the arrival, not refundable. You can cancel until 31 days prior to arrival and the initial deposit will be retained as penalty.
If you cancel 30-15 days prior to arrival the penalty is 70% of the Reservations Grand Total.
Cancelling 14 days or less prior to arrival the full reservation value is due and will be charged as penalty. No show, late arrival and early departure will be billed for the entire reserved stay.
Nido di Gufi highly recommends travel insurance for all our guests.
Access to Nido di Gufi and your Accommodation;

Nido di Gufi is self-catering accomodation but our staff are always available for all of your stay and any of your requests via a WhatsApp group message, email or phone. Please do not hesitate to contact us.

Note: The codes will be deactivated 30 minutes after your check-out time.

Please never give out your code to anyone and be observant when accessing your Apartment.

15 minutes prior to your arrival time you will be sent via email or SMS your private code to enter your booked accommodation and the code to access the common areas of Nido di Gufi. (they will be different).
Communication with the Host

Communicate promptly with the Host if issues come up.

Good communication between a Host and guest is important for successful stays. When guests are able to (eg: not out of cell phone range, etc.), they should respond to Hosts within 24 hours when a Host is reaching out to resolve an issue.

The Hosts of Nido di Gufi firmly hold to all of the Terms and Conditions out-lined.We are committed to enforcing these ground rules.

Actions we take may include providing information to guests about the policy and issuing warnings. When repeated or severe violations of these ground rules are reported, guests may also be suspended or removed from our community.
Sometimes things can go Pear-Shaped (although we at Nido di Gufi endeavour to create an experience that is Apple-Shaped) when traveling. So, here are some additional Terms and Conditions that protect us all.
Booking: is the reservation or booking for rooms, accommodation(s) and/or any other services and supplies of the Palazzo, made online, by phone or e-mail or in person or through a third party.
Contract: is the booking agreement, Accomodation agreement and these General Terms and Conditions(and any other terms and conditions stated to apply to the booking) and/or any other Palazzo accommodation contract, accommodation contract, guest contract, Palazzo room and/or apartment contract, lease contract, tour operator agreement, rental agreement, reservation agreement, registration form.
Customer/Guest: The natural person or legal entity or partnership which has entered into an agreement with the Palazzo and the natural person, guest, purchaser, who has entered into a contract with the Palazzo. The natural person(s) entitled to one or more Catering Services based on a catering agreement entered into with the Customer. Wherever the these General Terms and Conditions speak of Guest, or Customer, this refers to both Guest and Customer, unless it is clear from the content and implication of the clause that only one of the two can be intended. SCOPE AND BOOKING POLICY
These General Terms and Conditions also cover all natural persons and legal entities which the Palazzo uses or has used in concluding and/or carrying out a Contract or a different agreement or in running the Palazzo Departure from the General Terms and Conditions is only possible if set down in writing and on a case by case basis.
These General Terms and Conditions apply to all the contracts for the rental of Palazzo rooms, apartments and for accommodation purposes and all other services and supplies performed for the Customer by the Palazzo in this context, as well as all offers relating to the making of such contracts.
All the bookings via or made by a third party (mostly know as a Tour Operator or Airbnb) are also bound to these General Terms and Conditions and also by specific agreements between the third party and the Palazzo. These General Terms and Conditions and the specific agreements will be announced to the Customer by either the third party, through whom the Customer makes the booking for the Palazzo, or by the Palazzo itself.
All the bookings made directly via the websites of the Palazzo, by phone or e-mail or in person at one of the locations of the Palazzo, are subject to the conditions as stated in these General Terms and Conditions. A booking can only be made by persons with full legal capacity or legal entities. A booking made by a Customer that are multiple bookings for other individuals in the same period (4 apartments or more), the Palazzo reserves the right to aggregate the bookings into a group booking. In that case only non-refundable bookings are possible and the premises for which the booking is made, trading, amongst others under the following names:

At the time of booking and/or at check-in, the Palazzo will take the credit/debit card details of the Customer and the Customer will authorise the use of this card for any sums that become owed to the Palazzo. The Palazzo shall also have the right to require full payment in advance or a deposit at the time of booking. No Booking shall be treated as confirmed and/or Contract shall be deemed concluded until the details and/or payment/deposit described in these General terms and Conditions have been provided.

The parties to the Contract are the Palazzo and the Customer. If the booking is not made by the Customer him or herself, but instead by a third party, the third party and the Customer shall be liable as joint debtors vis-à-vis the Palazzo for all obligations arising under the Contract. That notwithstanding, the third party undertakes to pass to the Customer all information relevant to the contract, in particular these General Terms and Conditions and the specific agreements made between the Palazzo and the third party.

The Palazzo can at any time and for any reason refuse to enter into a Contract with a Customer.
SERVICES, CHARGES AND PAYMENTS

The Palazzo undertakes to hold the rooms booked by the Customer ready and to provide the agreed services.

The Hotel is however entitled to accommodate the Customer in a different hotel of an equivalent standard and level of service at the booked price without giving rise to any recourse claims against the Hotel if there is good cause for doing so, in particular where accommodation in the reserved Hotel is not possible.
ACCOMODATION AGREEMENT CONTRACT
When the Customer has fulfilled the necessary steps to make a booking, the contract Acceptance is signalled via a booking and payment confirmation from the Palazzo, in writing or shall be in place when the Palazzo accepts the Customers’ request. The house rules of the Palazzo shall also form part of the Contract and can be downloaded from the Palazzo website or obtained at the Palazzo (in your Apartment).

The Customer agrees to pay the agreed or applicable prices of the Palazzo for the rent of the apartment and any additional services booked or utilised. This also applies to any services ordered by the Customer directly or via the Palazzo that are performed by third parties and outsourced by the Palazzo.

All rates advertised on the websites of the Palazzo do not include any meals or other services than offered and are exclusive of tourism levies, service charges, credit card fees (if any), VAT or other taxes explicitly mentioned and other similar third party charges.

A minimum length of stay, deposit, cancellation charge and other conditions may apply to certain rates, as specified. Once a rate is selected, the total for your requested stay shall be displayed on the reservation summary or the so-called Pro Forma Invoice of the Palazzo. Prices shall be charged in Euro €.

For credit card payments 5% of the total payment amount will be added to the total payment.

The Palazzo reserves the right to make a pre-payment on your credit card after booking and before arriving. The remaining balance of your total payment must be paid upon Credit card payments are only possible if the credit card is the Customer property and has his or her name on it.

While making the booking online or per telephone or e-mail, the Customer is required to fill in and sign a credit card authorisation form for the Palazzo and send it to the Palazzo.

Reservations (refundable of non-refundable) cannot be maintained if payment cannot or will not be fully satisfied on the basis of the above conditions. If payment is not received or is not completely satisfied, the Palazzo reserves the right to cancel the reservation or transfer the outstanding payment immediately on arrival.

Upon check-in the Palazzo is entitled to ask for a deposit payment of €500, - per apartment. This deposit payment can be paid through a pre- authorisation at your credit card.

In case the Customers’ reservation will be paid by an other then the Customer, a third party, payments can be made only in cash or by bank transfer (a credit card payment is in that case not possible).

During your stay the Palazzo’s system will calculate the “Next Luxuries” charged to your room on a daily basis. If the cost of those incidentals exceed the authorisation taken on check-in, the Palazzo reserves the right to request an immediate payment of the outstanding amount or an another method of settlement, and if failing, the Palazzo reserves the right to restrict the Customer access to the Apartment.

All outstanding charges must be paid for in full on check-out from the Palazzo. If the outstanding charges do not exceed the authorisation taken on check-in, the authorisation for the amount not utilised will be released, however, we cannot control how long it takes for your bank to effect such release. If staying for multiple nights at the Palazzo we may require you to make payment for any outstanding charges on a more frequent basis during your stay.

The subleasing and re-leasing of allocated rooms, other rooms, apartments, spaces or event space (including courtyard) as well as inviting to interviews, sales or similar events require the prior written consent of the Palazzo.The Palazzo is entitled to terminate the provision of any services to a Guest at any time without prior notice if the Guest repeatedly breaks the house rules, or otherwise behaves in such a way that the order and peace and quiet in the Palazzo and/or the normal running of the place may be or is disturbed. In that case the Guest must leave the Palazzo at the first request. The Palazzo may only exercise this right if the nature and seriousness of the breaches of the house rules by the guest give sufficient cause, in the reasonable opinion of the Palazzo.
CANCELLATION POLICY AND NO-SHOWS

The cancellation policy amount varies according to the rate that is booked.

Cancellations are accepted if it is made in writing and the Hotel has confirmed the cancellation, also in writing.

If the Palazzo needs to cancel the Booking, the Customer will be given a full refund. The Palazzo shall however have no further liability to the Customer arising out of such cancellation. In any case the Palazzo will do its utmost and use reasonable endeavours to try and re-locate any confirmed Booking cancelled by the Palazzo to an alternative
CHECK-IN AND CHECK-OUT RULES
In the interests of security and to prevent fraud, at the time of booking, guests must confirm their identity by providing their booking reference, an identification and a valid credit or debit card, if payment is through credit card, which will be swiped in the presence of the cardholder.
If the partial or full payment already has been made by credit card, the Hotel will make a copy of the credit card with which the payment is made. Furthermore the Hotel is required by local legislation to register the type of identity document of the Customer, the name of the Customer, his/her profession or occupation, his/her place of residence, telephone number, e-mail address and date of arrival and departure. These records will be kept as long as applicable laws require and may be disclosed or made available for inspection by any police officer or as otherwise required by applicable law in connection with the prevention or investigation of crime. The information above may be requested for each member of your party over the age of 18 and we reserve the right to refuse entry to persons who cannot provide the information set out above.

Unless otherwise stated on the booking confirmation, Guests may check-in at any time from 3.00 p.m. on the scheduled day of arrival. All rooms that have been secured by credit/debit card or prepaid at the time of booking will he held until 11:59pm on the scheduled day of arrival unless otherwise agreed directly with the Hotel.

Booked rooms are available to the customer from 3.00 p.m. on the day of arrival. The customer has no claim for earlier availability. Guests who arrive before 3.00 p.m. can move into their room as early as possible, according to availability.

On the day of departure the the cancellation policy amount varies according to the rate that is booked.

If the Palazzo needs to cancel the Booking, the Customer will be given a full refund. The Palazzo shall however have no further liability to the Customer arising out of such cancellation.

The Palazzo kindly asks all Customers to vacate their rooms by 10:00 a.m. (unless a later departure is stated as part of your Booking). Late check-out after this time can be requested subject to availability at the day of departure and will be charged at an hourly rate or a fixed fee rate at the discretion of the Palazzo.
PALAZZO MAINTENANCE AND EVENTS

At certain times, the Palazzo needs to perform maintenance on buildings, rooms, etc, or other hotel facilities may become unavailable due to maintenance, adverse weather conditions or other reasons beyond our control. The Palazzo will attempt to keep all guests informed of these circumstances however this may not always be possible.

The Palazzo is a located in the centre of the city Todi, Umbria. Inconvenience due to town noise and/or events - of the Palazzo or others - cannot always be prevented, however the Palazzo will do its utmost to moderate noise or other disturbances.

The Palazzo has an event space. At times it will be rented for an event by persons other than Nido di Gufi Guests. The Clients/Customers of the event space will endeavour to be respectful for everyones experience.
LIABILITY OF THE CUSTOMER
The Customer anyone accompanying them are severally liable for all damage which has occurred and/or may occur to the Palazzo and/or to any third party as a direct or indirect result of any non-fulfilment of obligations (culpable deficiency) and/or wrongful action, including breaking the house rules, committed by the Customer and/or anyone accompanying them, as well as for all damage caused by any animal and/or any substance and/or any article which is in their possession or which is under their supervision. . The Palazzo reserves the right and the Customer hereby authorises the Palazzo to charge his or her credit or debit card for any damage incurred by the Palazzo as described in this article.
LIABILITY OF THE PALAZZO

The Palazzo accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.

The Palazzo will not be responsible for the loss or damage of any property left in the Palazzo other than as required under applicable law. The Palazzo will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of The Palazzo, its employees, contractor or agents or otherwise) other than prescribed by law. The Palazzo’s total liability shall not exceed the value of the charges received by it under the Contract. Nothing contained in the Contract or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by The Palazzo’s negligence or liability for fraud or fraudulent misrepresentation.

The Palazzo will not be responsible for personal injuries or other damages to the Customers or Customers’ properties because of the use of the Apartments or Event space within the Palazzo, including, but not limited to smooth tiles, furniture, and other Palazzo facilities and properties which the Palazzo has made available for use by the Customer, such as, but not limited to the stairs, balcony’s, terraces, Juliette balcony's, courtyard or because - but not limited to - of smoothness of objects or floors after maintenance, rain or cleaning. The Customer (not being a natural person who is not acting in the exercise of a profession or business) indemnifies the Palazzo in full against any claim, by whatever name, which any third party may lodge against the Palazzo, if and insofar as this claim has any connection in the broadest sense with any Palazzo to be provided or which has been provided by the Palazzo under the terms of any agreement with the Customer or has any connection with the accommodation where such a service was provided or was to be provided.

Nothing contained in the Contract or in any other document referred to or incorporated in it shall be read or construed as excluding any liability caused by the Palazzo’s negligence or liability for fraud or fraudulent misrepresentation.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs / access cards will incur a replacement charge per key / fob / card lost.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.

Nido di Gufi will deal with complaints by replying within 2 days of receipt.
OTHER PROVISIONS
All claims from the Customer become barred after one year has elapsed from the time of their origination.
LAWS AND JURISDICTION

The laws of Italy govern the Contract and any non-contractual obligations arising in connection with it. The courts of Italy have exclusive jurisdiction to determine any dispute arising in connection with the Contract, including disputes relating to any non- contractual obligations.

If individual provisions of these General Terms and Conditions should be or become void or unenforceable, this shall have no bearing on the validity of the remaining provisions.

The statutory provisions shall apply in all other respects.
WEBSITE
While all reasonable efforts have been taken to ensure the accuracy of information on the Websites, The Palazzo does not accept responsibility for errors or omissions and reserve the right to amend, cancel or vary any of the arrangements featured on the Websites without notice.
Please note that in certain circumstances, generic photographic images have been used to represent the general style of a particular product or Palazzo.
The content of the Websites is the copyright of The Palazzo- Nido di Gufi, and may not be copied, reproduced, published, distributed or amended for any other purpose without our prior written consent. Trademarks used on the Websites are the property of the respective owners. Hyperlinks to third party websites are provided for your convenience.
